What Is a Home or Building Inspection?
A home or building inspection is an unbiased, professional, and visual examination of the existing condition of a real estate property. Buyers, sellers, and homeowners view our inspections as a way to gain valuable information about the purchase or sale and can also be a guideline for repair budgeting and may be used as a bargaining tool. A pre-purchase home inspection can be conducted by us for the buyer before a sales contract has been drawn and/or as advised by the buyer's attorney. The best time to call us is after you have made an accepted offer on a property, before you sign the contract. The sellers and owners can also arrange for a pre-sale home inspection with us to evaluate the condition of the existing property, prior to listing on the market.
The pre-sale inspection and report will inform the client of the existing deficiencies and the recommendations for required necessary repairs. These repairs will improve the property value and thus, may allow the seller to achieve top dollar and provide a faster track to closing the sale by eliminating any potential roadblocks.
